The university, the university hospital and the Science Park are located on the Oberer Eselsberg in the north-west of Ulm. For companies with projects there, we rent out worker accommodation in Ulm and Neu-Ulm.
Research and medicine on the hill
The Oberer Eselsberg sits on a hill above the city. Over decades, a major site for science and medicine has grown here. Alongside Ulm University and the university hospital, there is the Science Park with its sections I, II and III. Companies from research, development, IT and medical technology work there.
Construction on the site is ongoing. New institutes, laboratories and office buildings are being built, along with new buildings and conversions for the hospital. Much of the work takes place while operations continue, such as technical upgrades in existing buildings.
Worker accommodation in Ulm for the Science Park
Specialised teams come to Ulm for such projects: electricians, ventilation and air-conditioning technicians, installers, laboratory builders and medical technology fitters. The work is often divided into construction phases. One team comes for a few weeks, the next follows later.
We house these teams in furnished rooms and worker flats. Our accommodation is located across Ulm and Neu-Ulm. From Ulm Hauptbahnhof it is approx. 10 minutes by car to the Eselsberg. Give us the address of your construction site. We will then look for accommodation with a convenient commute.
Getting there and parking
The Oberer Eselsberg is well connected to Ulm city centre, including by tram. For fitters with tools and materials, however, a van is usually the better choice. Parking can be scarce on the hospital and university grounds. So clarify access and parking spaces with your client early on.
Our properties have parking for cars and vans subject to availability. Tell us in your request how many vehicles you are bringing. We can then take this into account when choosing the accommodation.
Planning longer projects
Many projects on the Eselsberg run for months. From 7 nights you pay from €22 per person per night, net. There is a separate price for worker accommodation over a long period: for teams of 10 people or more staying at least 9 months, the price is from €19 per person per night, net.
If your team stays longer, we can help with residence registration on request. You can book weekly cleaning as an extra. If the team line-up changes during the project, just let us know.
How your request works
You tell us the dates, number of people and work location. We will get back to you personally and send you a quote. After the binding reservation, you will receive the invoice to your company. It also shows the exact address of the accommodation. Check-in is between 5 pm and 9 pm, check-out between 10 am and 11 am.
If you are planning a project with several construction phases, let us know early. We will then coordinate your teams' dates together. Short-notice requests are also welcome. However, we cannot guarantee available accommodation for them. In that case it is best to call us directly or message us on WhatsApp.

What applies to stays of several months?
From 10 people and a stay of at least 9 months, the long-term price applies: from €19 per person per night, net plus VAT. We can help with residence registration on request. You can book weekly cleaning as an extra.
Can I extend my stay?
Yes. Please let us know as early as possible. We will try to keep the same accommodation or offer you an equivalent one.
Is there parking for vans?
Parking for cars and vans is available subject to availability. Some properties also have space for trucks. Tell us in your request which vehicles you are coming with.
What is included in the price?
Utilities for electricity, water and gas as well as Wi-Fi are included. You can also use the kitchen, bathroom and common rooms.
Who can stay in the accommodation?
The accommodation is only available to employees of the booking company or to the booking person. We do not rent to holidaymakers.
